We need a Space option that will allow the Space to follow the geometry it is associated too. thus if the space aka walls move the Space updates to suit.
Revit offers this, and it is a limitation for OBD users

Areas are an important aspect of any building. having a space that auto updates, saves a lot of errors
As an example, in Revit the room is linked to a wall and a door, so if any move the volume is automatically updated. OBD is semi ok at this but not 100%. as you mention, it is also not possible over reference files. We would typically have a space file per floor generated from an assembly of dgn files.
Also if the space was associated to the floor manager that would help.

Unfortunately it only works as long as walls and space are in the same model, which is a bit contrary to OBD's federated model approach. See also OBD Idea 139.
